Silverfin Land Development says Savannah Oaks, a 1,266-acre community in south College Station, could take 12 to 15 years to build. The company calls it the largest planned development in College Station history. The City Council unanimously approved a zoning framework for the project on Thursday, Oct. 22. Silverfin President Brantley Gwin said the company bought the land in March 2025 and has worked with the city for nearly two years. Gwin said he hopes to start infrastructure work in early 2027.
The current plan includes about 2,688 single-family homesites, more than 285 acres of parks and open space, and nearly 20 miles of trails off Highway 6. About 160 acres along Highway 6 are set aside for mixed-use development, city chief development officer Michael Ostrowski said. The plan also includes an 11.59-acre site for a possible school, subject to coordination with College Station ISD. Gwin said the plan keeps an 18-acre lake on the property.
Silverfin projects $1.6 billion to $2.05 billion in new taxable value at full build-out, according to a news release issued by the city and Silverfin. Gwin said the estimate uses an average home price and a national standard for commercial and multifamily value. City planning director Anthony Armstrong said the city does not vet the developer's projections. Ostrowski said the city and Silverfin are discussing incentives, but no agreement has been reached.
