Fort Worth is considering zoning changes to encourage new development on East Lancaster Avenue, part of the old Bankhead Highway. Under the proposal, business properties between North Beach Street and South Ayers Avenue could be rezoned to allow denser mixed-use residential and retail projects. Officials said many existing businesses could stay open under conditional use permits.

Mike Brennan, vice president of economic development at Trinity Metro, said the area could follow the success of the Near Southside District. Brennan, a former president of Near Southside Inc., said he is working on transit-oriented development at Trinity Metro rail stations and other properties, including the Dr. Dennis Dunkins Transfer Center at 4104 E. Lancaster. He spoke at a recent city meeting at the Reby Cary Youth Library.

The Texas Department of Transportation plans to begin reconstructing East Lancaster from Interstate 35W to Dottie Lynn Parkway in Arlington in 2027. The work includes a new stormwater management system, wider continuous sidewalks, and new traffic signals that will support a rapid bus route and emergency vehicles. The work is expected to be completed in 2030.
