A development covering 3,131 acres is planned, with a 500-acre industrial area known as the Mirada Business Park.

The original scope projected 4,000 to 6,000 single-family homes, 3,000 multifamily units and 2,500 build-to-rent properties. The site is zoned for retail, restaurants, hotels, healthcare facilities and offices.

The project is situated around FM 107 and State Highway 130. A planned diamond interchange would provide direct highway access.
