Lone Star Land Partners, a Marble Falls-based affiliate of National Land Partners, announced more details on Tuesday, Nov. 3, about the proposed Granite Springs Ranch. The 912-acre development is at 3501 CR 120, off Fairland Road. The plans call for about 400 homesites, with an average lot size of more than two acres.

The property was approved for inclusion in Granite Shoals' extraterritorial jurisdiction at the Oct. 27 City Council meeting. Full annexation would require separate city approval at a later date. The developers plan to get water through the city's system rather than private wells. The company said buyers could choose their own builders and decide when to build.

According to the story, annexation could raise Granite Shoals' property-tax revenue, which could help fund police, fire, streets and parks. The net fiscal impact would depend on property values, tax rates and the cost of city services. The city would also be responsible for policing, fire protection, road work and most utilities in the new neighborhood.

Davy Roberts, co-CEO and regional president of National Land Partners for the Austin and Houston markets, said in a media release that the company understands why residents care about the land. He said the company wants to listen to those concerns.
