Dallas passed an ordinance in 2023 that bans short-term rental properties in neighborhoods. The rule covers rentals offered through companies such as Airbnb and Vrbo. In 2024, a lawsuit filed by the Dallas Short-Term Rental Alliance led to a temporary restraining order that put the ordinance on hold. A state appeals court upheld that order in February 2025. The order remains in place, and short-term rentals in Dallas neighborhoods continue to operate. The case is set to go to the Texas Supreme Court later this year.
Neighbors of a rental house near North Plano Road and West Buckingham Road say the property has caused problems since it was first listed in April 2026. Kinzie Russell, who lives nearby, told FOX 4 that guests return around 2:30 a.m. and play loud music until about 5 a.m. Russell said the six-bedroom home has been rented every week since April. She said police sometimes come to the property but most of the time they do not.
David Schwarte, a retired attorney, represents the Texas Neighborhood Coalition, which seeks to enforce the ban. Schwarte said a hotel chain could not operate a hotel in a single-family neighborhood, and he said he sees no difference when a short-term rental is used in that way.
