A filing with the Texas Department of Licensing and Regulation names Walmart as the Fortune 500 company behind a planned $400 million distribution center in Cibolo. The filing describes a 712,500-square-foot building with a 31,933-square-foot connected office at 3641 S. Santa Clara Road. Construction is expected to begin in February and be completed by August 2029. The filing says its details are preliminary and subject to change.

The project, which the city code-named Project Theo, is expected to create at least 425 full-time jobs with wages above the median salary of the San Antonio metro area. Cibolo officials had previously referred only to an unidentified Fortune 500 company. City officials and Walmart declined to comment on the filing, the San Antonio Express-News reported.

In October 2025, the Cibolo City Council approved tax breaks valued at $32.5 million for the project on 126 acres off Interstate 10. The city also wants the company to set aside about 20 acres for a future store.
